Privacy Policy

My Investor Loans is operated by Simply Creative Properties LLC ("we," "us," "our"). This Privacy Policy explains what personal information we collect, how we use it, and — because it is central to how this marketplace works — when and how we disclose it to third parties.

1. The Short Version

If you're a Borrower: we publish your deal details (loan type, amount, state, credit score, etc.) publicly. We do not publish your name, phone number, email, or property address — those stay hidden until one Lender pays to unlock them. At that point, we do give that one Lender your contact information. That exchange is the entire product. If that's not something you're comfortable with, don't submit a request.

If you're a Lender: we collect your email and, through our payment processor, verify your payment. We don't sell or share your information with anyone.

2. Information We Collect

From Borrowers, at account creation and request submission: name, phone number, email address, property address, and the deal details you provide (loan type, amount, purpose, credit score, property type, state, value, ARV, experience, timeline, and your written description). We also verify your phone number and email address at the time your account is created (the final step of posting a request), and we log the timestamp and content of the consent checkboxes you accept (business-purpose certification and contact consent).

From Lenders: your email address (for login and receipts), and — through our payment processor — proof of a completed payment. We do not receive or store your full card number; that is handled entirely by our payment processor (currently Stripe).

Automatically: IP address (used for basic rate-limiting and fraud prevention on request submissions), and standard web analytics (pages visited, general traffic source) if analytics tools are enabled on the Site.

3. How We Use Information

To operate the marketplace: displaying your public deal fields, and releasing your Sealed Information (name, phone, email, address) to the one Lender who purchases your request.
To verify your phone number and email address at account creation, using third-party verification services.
To send you service communications: confirmation that your request was received, notice when it's approved, notice when it's claimed, and (for Lenders) purchase receipts and the contact packet for a claimed lead.
If you use the free deal analysis tool, we store the numbers you enter (property and loan figures, never your name, phone or email) with an anonymous browser ID and the source that sent you, so we can see which channels are useful. If you choose to unlock a full report, we also store your first name, email address and (if you give it) phone number, so we can email you the report and its link. We never share a deal with a lender unless you choose to, in a separate step with its own verification and consent.
To prevent fraud and abuse, including rate-limiting repeated submissions from the same source.
To comply with legal obligations and enforce our Terms & Conditions.

4. How Information Is Disclosed to Third Parties

This is the core of what this Service does, so we're stating it plainly rather than burying it:

To a purchasing Lender: when a Lender pays $50 to claim your request, we disclose your name, phone number, email address, and property address to that Lender. This is a one-time, exclusive disclosure tied to the specific request purchased — not an ongoing data feed. In the rare case of a simultaneous purchase (see our Terms & Conditions), this disclosure goes to two Lenders instead of one.
To service providers who help us operate the Site ("subprocessors"), under their own privacy and security obligations: our database and authentication provider (Supabase), our payment processor (Stripe), our phone-verification provider (Twilio), our email-delivery provider (Resend), and our hosting provider (Netlify). These providers process data on our behalf and are not permitted to use it for their own independent purposes.
For legal reasons: if required by law, subpoena, or to protect the rights, safety, or property of My Investor Loans, our users, or the public.
We do not sell personal information to data brokers, advertisers, or any party other than the single purchasing Lender described above, and we do not share Borrower contact information for marketing purposes unrelated to the specific request submitted.

5. Your Privacy Rights

Depending on your state of residence, you may have rights to access, correct, or delete your personal information, and — because this business model involves disclosing personal information to a third party in exchange for payment — the right to know about and, in some states, opt out of that disclosure before it happens.

We intend to honor reasonable requests to access or delete your information. To make a request, contact us at the address in Section 10. Note: we cannot delete or "undo" information already disclosed to a Lender as part of a completed purchase (see our Terms & Conditions, Section 3).

6. Data Retention

We retain Borrower and Lender account information for as long as the account is active and as needed to comply with legal obligations, resolve disputes, and enforce our agreements. Deleted pending/unsold requests are removed from public view immediately; underlying records may be retained briefly for fraud-prevention and audit purposes before permanent deletion.

7. Cookies and Tracking

We may use essential cookies or similar local storage necessary for the Site to function (such as maintaining your login session). If analytics or advertising-attribution tools are enabled, we may also use cookies to understand which channels bring visitors to the Site; this does not include selling browsing data to third parties.

8. Data Security

We use reasonable administrative and technical safeguards to protect personal information, including restricting Sealed Information (name, phone, email, property address) so it is never accessible to anyone other than the Borrower, our administrators, and the specific Lender who purchases that request. No system is perfectly secure, and we cannot guarantee absolute security.

9. Children's Privacy

The Service is not directed to, and we do not knowingly collect personal information from, anyone under 18 years of age.

11. Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be reflected by an updated "Last updated" date below. Continued use of the Site after changes are posted constitutes acceptance of the updated policy.
